Buying Real Estate in Vanuatu

All real estate in Vanuatu is lease hold which means that the land is owned by the traditional Ni-Vanuatu custom owner. All lease agreements are renewable after the expiry of the lease term which is 75 years. Custom owner rent is paid to the custom owner on an annual basis.

The Vanuatu government encourages foreign investors & has established a govt. body called the Vanuatu Investment Promotional Authority (VIPA) to assist potential investors in such things as gaining residency status & approval to own & operate a business. For those who wish just to retire to Vanuatu, it is a simple process of applying for residency as a retired investor. Please note that you do not have to give up your original citizenship to gain residency.

Aore Island is a short 5 - 10 minute boat ride across the Segond Channel from Santo. Waterfront real estate property here is divided into acreage, with a select number on the north western coast line having the advantage of access to extremely protected deep water anchorages - great for the yacht!

Espiritu Santo is Vanuatu’s largest island & is situated 45minutes flight north of Port Vila - Vanuatu’s capital. Santo (as it is known locally) has its own international airport & receives direct flights from Brisbane & Sydney every week with Air Vanuatu.

Tourist Attractions & Activities

Santo has been a very popular tourism destination over the years especially for SCUBA divers who visit to dive on the world famous wreck of the SS President Coolidge, USS Tucker & Million Dollar Point, legacies left to the area from the Second World War when over 500,000 US military servicemen moved through Santo. Alan Power Dive Tours has been guiding dives in these areas since the 1970’s & is the most experienced dive operation in Santo.
Santo is also well known for its adventure based attractions from the peace & quietness of canoeing down the Ri Ri River to one of Santo’s famous crystal clear blue holes to the more extreme adventure of trekking the river & rapids that rush their way through the Millenium Cave.

Cruise Ships

Santo & Aore Island are also well known stop overs for the annual cruising yachties. Between May & October you’ll see many yachts from the smaller cruising craft to the larger luxury corporate vessels. The township of Luganville becomes the main hub for the boats to restock before moving on.
